Choice Based Lettings
What is Choice Base Lettings?
Many social landlords now let their properties through Choice Based Lettings (CBL) schemes. Rather than applicants being allocated a home, CBL allows people on the housing register to show an interest in an individual property, rather than being made an offer. Available properties are advertised in a variety of ways dependent on the CBL scheme in question. Applicants are able to bid on the properties that they want to live in and the property is let to the person with the highest priority.
Why change to Choice Based Lettings Scheme?
The Government made a requirement for all Councils who currently allocate properties to introduce a CBL scheme by 2010. Registered social landlords like Muir are encouraged to join CBL schemes to extend choice to housing applicants. It is hoped that CBL will improve the way in which properties are currently allocated by:
- Allowing people to make decision over where they live
- Helping to create sustainable communities where people have chosen to live
- Encouraging the effective use of the limited council and housing Stock
Muir Group is fully committed to joining local authority CBL schemes where appropriate, taking into account customer consultation and value for money.
Muir Group is involved in CBL schemes in the following areas:
Muir Group has not joined CBL schemes in the other areas in which it operates as either
- a scheme is not yet in place, or
- the scheme does not offer value for money.
Muir Group will keep CBL schemes in these local authority areas under review and join these schemes if appropriate.
