In the April 2011 edition of your Local Voice we set out our Local Offer to you. The Local Voice contained specific actions that we planned to take in your area between April 2011 and March 2012.

This edition of your Local Voice provides you with an update on the progress we had made so far and any action we have planned.





Your Priorities


From your feedback we identified several priorities in your local area. Below is the action we have taken, or that we plan to take, in relation to these priorities.



You said... We did... We will...
You said having a clean, safe, tidy and well maintained environment is important to you. We have carried out 17 estate walkabouts this year. On each walkabout we will look for damage, fly tipping, security problems, graffiti and vandalism. Where problems are identified we will repair and make improvements to ensure our housing schemes are well maintained, clean and safe places to live.
You are dissatisfied with the quality, of the grounds maintenance, the frequency of visits and the dumping of cuttings. We have held meetings with our contractor on many schemes in your area and agreed the action required to maintain the scheme to an acceptable standard. We will continue to build a strong partnership with our contractor and make provision for additional landscaping works where necessary. We will carry out improvements to our estates using our scheme enhancement budget.
You have said issues of community safety, responsible neighbours, well behaved children, security, lighting and fencing are important to you. Our estate walkabouts have provided opportunities for us to meet with you and for us to listen to your concerns. We will look for problems of this kind when carrying out our inspections.

When problems with lighting and fencing are identified as a security concern we will look to make improvements.

Location... You said... We did... We will...
Owen Close One of the verges is parked on, water logged and muddy. We have contacted the local authority and requested that the area of land in question is resurfaced. Continue to work with the local authority to resolve this issue.
Housman Close You said the shrub beds are neglected and in need of replanting. Some planting was undertaken as part of a resident involvement activity recently. The issue has also been raised with the local authority. We will continue to work closely with the local authority and other stakeholders in the area to ensure that communal areas of Poets Corner are well maintained.
Muir Bungalows – Muir Rd, Rawson Rd, Silvermuir, Birchmuir, Beechmuir You have told us some of you are struggling to maintain the grass verges in front of your homes. A grant was awarded by Friends of Muir Group to support the replanting of some areas.

A replanting event and an audit of verges was completed in October 2011.
As a result of our audit we found only 3 untidy grass verges. Planting of these will be undertaken before April 2012.
Augusta, Clare & Caroline House You have told us that the cleaning of the communal hallways is becoming to difficult for you to maintain. For a small increase in service charge we have been able to introduce a monthly cleaning contract in consultation with residents. We will monitor the new arrangements. To date the Community Housing Officer has received positive feedback from residents.
Heron Place You are concerned with security and people cutting through onto Victoria Road. Following replacement of a portion of fencing to discourage the use of Heron Place as a cut through, the issue has been resolved. No further action required
Blacon Schemes You said that to improve accessibility you would like an office in Blacon. We held a surgery at the Blacon Housing Office on the Parade for a period of 2 months. Due to poor attendance this initiative has been suspended unless required at a future date.

We want you to have a say in how your services are delivered. In your last Local Voice we told you about some of the opportunities to get involved in your area.

Below is an update on the activities we planned for 2011-2012.




Housman Close

April 2011 - Planting of shrubs in the shrub beds in front of 18 -29 Housman Close with a picnic lunch during Easter holidays.

This event was held as planned.




All areas

April 2011 - Support communities to hold a street party for the royal wedding where wanted.

An event was held at Housman Close, Blacon.




Owen Close, Muir bungalows and Byron Close flats

December 2011 - Arrange a Christmas party for those residents wishing to get together with neighbours for a social event.

Invitations have been sent out to all over 50s in Blacon. A party is to be held at URC in Blacon on 9.12.11, entertainment and catering has been arranged.




Scheme Walkabouts


Your last Local Voice included details of when we would carry out walkabouts on your estate.

Since April we have conducted estate walkabouts in all areas, a total of 17 estate walkabouts have been carried out as published in your April 2011 Local voice. There was only one occasion, through unforeseen circumstances, when we were unable to carry out walkabouts on the published date.

On many schemes residents also attended, giving us valuable feedback.
