MAJOR NEW PROPERTY SERVICES PROGRAMME ANNOUNCED AS MUIR PROMISES TO FUTURE-PROOF YOUR HOME

A COMPREHENSIVE Stock Condition Survey of all Muir properties will be launched by the Association next month as part of a major Property Services investment programme.

Muir plans to survey all its properties before kick-starting a new five-year planned programme of works, designed to provide residents with upgraded homes.

The survey will help ‘future-proof’ all Muir schemes, having already invested more than £1.3million in kitchen and bathroom refits, as well as new doors and windows, so far in the 2019-20 financial year.

Muir staff “This is a massive piece of work and a huge undertaking for Muir,” Nik Evans, the Association’s Assistant Director of Property Services (right) said.

“It demonstrates our commitment to providing homes residents can be proud of, which continue to meet and emulate the Decent Homes Standard.

“We’ll be concentrating on enhancing the value and appearance of properties for residents in all of our areas.

“The project will also help to support our Health and Safety responsibilities and will include a review around fire safety management to ensure we maintain our compliance with changing requirements in the social housing sector.”

MPS staffMuir’s Property Services department is already expanding to help drive the project having relaunched last year following a restructure to enhance its service delivery.

Since April 2019, Muir has already provided more than 85 new kitchens and 75 new bathrooms at a cost of more than £875,000, as well as investing £425,000 in new doors and windows.

MPS staff The bulk of this has been delivered by the Muir Property Solutions (MPS) maintenance team, with the remainder done by Kier Services, Muir’s contractor for properties in the East.

More than £255,000 has also been spent on new boilers and heating upgrades during that time

In November, Muir embarked on a new partnership with award-winning gas services provider, Liberty, to provide gas services to Muir Group Housing Association residents in its Cheshire and North regions.

Muir residentResidents have also reported a satisfaction rate of more than 80% during recent months across both Muir’s repairs and planned maintenance workstreams.

“This expansion of the team is designed to take Muir’s Property Services team to the next level,” Nik said.

“The extra resource will boost services for residents in our North and East regions and prepare us for the forthcoming stock condition survey.”
