The scores are based on feedback we received from you and show most customers feel your home is safe, that you’re kept informed about things that matter, and that you’re treated with fairness and respect.
More than 76% of customers told us they’re also happy with our overall service.
Whilst our results remain positive, we know we can improve.

Launched by the Regulator of Social Housing, the TSMs provide customers with an overall view of how social landlords perform - giving you a greater voice and ensuring you receive decent and safe, quality homes and services.
The TSMs cover 22 areas – with ratings provided by you, our customers.

“Thank you to the 796 customers who took part in our 2025/26 TSM survey,” Liam Radford, Assistant Director of Customers said.
“Overall, we continue to perform strongly and expect to remain among the higher performing landlords when the Regulator benchmarks results later this year.
“At the same time, we’ve seen some reductions in our scores which tells us clearly where we need to focus our efforts to sustain strong, healthy performance.
“We’re fully focused on addressing these issues in 2026/27.
“We’ll continue to act on what you’ve told us, learn from where performance has slipped and be open about the progress we’re making.
