Repairs on shared ownership homes
You're responsible for all decoration, repairs and maintenance inside your home.
This includes:
· Pipework
· Electrics
· Heating Systems
· Kitchen and bathroom fittings
If you own an apartment, we or another agent are generally responsible for repairing and maintaining the outside of the building and internal communal areas, such as corridors and stairwells. Such repairs should be reported to us as soon as possible.
Cyclical maintenance and major repairs.
We'll consult you before we carry out any cyclical maintenance, such as painting communal areas, or major repairs including roof replacements at apartment buildings, if it will cost you more than £250.
We'll also consult you before entering into a long-term service agreement that will cost you more than £100 a year, such as grounds maintenance or communal cleaning
Defects
All brand new homes benefit from a defects period. If you purchase a brand new shared ownership home from us, we'll let you know how to report any defects to us and arrange for an end of defect inspection with you. It'll be very important for you to register any warranties if you purchase a new home – for the boiler, oven and hob for example.
Some structural repairs will be covered by a building warranty for the first ten years of the lease.
