Alterations And Improvements (Shared Owners)

Under the terms of your lease you will need to obtain Muir’s permission before carrying out any alterations or improvements to you home.

 

What do I need permission for?

If the property is a house, you will need our permission before carrying out works. These include:

  • Extensions such as - a conservatory, car port, garage, or a loft conversion.
  • Changing a kitchen or bathroom, windows or external doors
  • New central heating
  • Removing walls
  • Solar panels
  • Changing or moving fences/or boundaries
  • Driveways

 

If your property is an apartment you will not be allowed to make any changes to the outside.

You don’t need permission for works such as:

  • Changing carpets in your house
  • Landscaping your garden
  • Redecorating your home
  • Installing an outside tap
  • Replacing fence panels
  • Replacing the glass in a window
  • Small sheds (10x8 or smaller)

 

Whose permission do I need?

  • Muir will need to give their written consent
  • If the property has been built in the last 5 years you may also need the developer’s permission if you want to carry out external alterations
  • You may also need local authority planning and building regulation consent and it is your responsibility to obtain these
  • If Muir do not own the freehold of your home a further application will  need to be made to the freeholder

 

Can Muir help with costs?

We cannot make any contribution towards the costs of improvements on shared ownership or leasehold homes.

 

Administration fee

An administration fee will be payable for considering your request. We will let you know how much this is when we receive your application and check the permissions needed.

 

Remortgaging and home improvements

If you wish to remortgage to pay for the home improvements your mortgage lender will also need to write to us for our permission

 

Improvements and buying more shares

If you buy more shares in your shared ownership home, and a valuer confirms they have increased the value of your home, you will benefit from any increase in value when you apply to buy more shares.

 

How do I apply

Please do not start work until you have our written permission. We may need to visit you before agreeing to your request. Complete the following form and we will acknowledge your request within two working days.
